Property Depreciation
If you own a rental property that was built since 1983 or has had some major structural renovations since 1983, you may be entitled to claim a deduction that is known as a Div 10A Building Allowance. This allows a deduction of at least 2.5% of the cost of the building (not the purchase price of the land and building). In order to claim this deduction you need to have a quantity surveyor value the building to determine the original cost. This deduction is allowable each year and does not reduce the cost base of the building.
While the surveyor is preparing this schedule he will usually prepare a schedule of plant and equipment deductions that you may be entitled to as well. This can certainly help to reduce your taxable income.
